Preparing Your Home for Sale

Your property's presentation is indeed very important. Don't ignore this one! It can greatly slowdown the sale and the end price you receive for it. Real estate is usually the largest investment a person will ever make, so getting the best possible price is important.

BUT you don't have to spend a fortune to show your home in its best light.

Most home buyers are attracted firstly by the appearance of your home, or 'Street Appeal' is it is called. This is basically the 'wow' factor when a potential buyers see the property for the first time!! "You never get a second chance to make a good first impression".

Pretend you have never seen your property before.. Walk along the street and then look at your house. What do you see? Is the lawn brown? Are the gardens neat? Is there rubbish around? What does your property say to you?

Make sure lawns and gardens are neat and tidy, neatly trimmed edges are a big plus and you can always add a splash of colour with some inexpensive flowers.

If you have fences or gates that need repair.. now is a good time to fix them. Remove any junk mail that may have blown out the letter box and caught in a bush. Clean out your the gutters of any debris and make sure you give your windows are nice and clean.

Sweep your driveway and try if possible to keep garbage bins out of sight.

o\Oil any annoying hinges and fix any loose door handles.

Remove any spider webs from indoors and out under the eaves or verandas.

Door mats are a good sign that you like to keep the place nice inside.. Remember, we are building an expectation in the eyes of potential buyers. we want them to look forward to coming in your house..

These may seem like small things but they can greatly influence the decision of the buyer to inspect your home and may have a significant impact on the price you eventually receive for your property.

Indoors:

Inside the home is all about creating a nice feeling. Many buyers will have only taken a few steps inside a home when they 'feel' that it's right. It feels welcoming and homely.

Some areas of importance are:-

Get rid of all your junk and clutter! This makes your home seem smaller than it actually is.

Open blinds and curtains to let as much natural light in as possible. Bright and fresh is good!

Weather permitting, open a couple of windows to allow fresh air through. If it's in winter or summer, provide heating or cooling. Hot or cold houses are not good to show people through..

Make sure bathrooms and kitchens are as clean as.. The ladies will 'really' notice these areas! If the bathroom is dirty, then your chances of selling are 'greatly' reduced!!

Make sure that the house is clean and tidy and the beds are made etc. The old saying "cleanliness is next to Godliness" is not far wrong.. Don't over do it though! You do live there and signs of daily life are fine..

Spray a nice air freshener (not those nasty cheap ones) around a bit before inspections.. and chuck the dog outside.. Don't let him jump all over the visitors either.. A lot of people are scared of dogs, regardless of their size..

Fresh sweet smelling flowers are a nice touch if you can't handle air fresheners.. They help brighten a place up as well.. It's funny what people remember..

It is good NOT to be home during the inspection. Go down the local coffee shop and chill out whilst the agent does his/her work.. People won't feel comfortable asking questions when the Vendor is around..

Make sure the walls are fairly clean.. They don't have to be spotless but is there a large black mark that may attract attention?

Anything broken? The property doesn't need a major reno job.. just a bit of maintenance..

If you house looks 'cluttered' then get rid of some of the furniture! Put it in the shed or at a neighbours if possible.. A nice open feeling, with plenty of space, is what we are looking for.
